Choosing most effective route to market

New Carstore to open creating seventy new jobs

A new, flagship ‘Carstore’ is to open at Hillington Park in December with the creation of seventy new jobs.

The 70,000 sq ft ‘Carstore’, located on a six acre site, will be opened by Peter Vardy Limited, the rapidly-expanding car retailer.

The enormous new facility, at the M8 entrance to the Park, will be home to 400 pre-owned cars which will be displayed indoors in a heated showroom.

The company is currently recruiting to fill the seventy new vacancies including sales executives, parts advisors, parts supervisors, service administrators, showroom hosts, technicians, vehicle progressors, workshop controllers, sales controllers, sales manager, vehicle administrator, accounts assistant, apprentice technicians and drivers.

Global recruitment company is new addition to Hillington Park

Growing and internationally renowned company PG Global have become the latest new arrival at Hillington Park’s Merlin Business Centre.

PG Global, who were previously based in the Park’s Innovation Centre, have moved into a suite on the third floor which will allow them to expand significantly over the next year.

The company, which has offices all over the world, traditionally offers recruitment services to the oil, gas, energy and marine industries but has experienced recent growth after moving into the renewable energy sector.

Paul Caruana, Business and Commercial Development Manager, PG Global said: “We are a global company with offices around the world including Spain, Malta, USA, Norway, Angola, and our Glasgow office is extremely important to us, not only because of the oil and gas in our country but because of the growing importance of renewable energy. Former Rolls Royce site at Hillington Park purchased for £2.85m

Acquisition plays part in £50m plans for Scotland's largest business and industrial estate.

The site of the former Rolls Royce engine factory at Hillington Park has been purchased, 75 years after the Park’s formal opening.

MEPC, Hillington Park’s majority owners, completed the £2.85M deal for the 28 acre site from St Modwen Developments, 75 years after Hillington Park was formally opened by King George VI and Queen Elizabeth in 1938.

The acquisition is part of a planned investment by MEPC of up to £50m over the next ten years at Hillington Park. The plans include significant investment in infrastructure, new commercial buildings and further supporting retail and other service amenities.

Hillington Park, which is home to around 500 businesses employing in the region of 6100 people, covers 419 acres including 43 acres of development land on the edge of Renfrewshire and Glasgow regions, next to the M8 motorway. It is also home to the award winning Hillington Park Innovation Centre and the Merlin Business Centre which provide incubation and flexible office spaces for start-up and small growth businesses and regional offices for national and international companies.

Occupiers at Hillington Park come from sectors including retail, manufacturing, engineering, life sciences, technology and the public sector. Notable organisations include Balfour Beatty Engineering Services, Heathrow Airport Holdings, NHS, Red Cross and BMI Healthcare.

Rolls Royce moved onto the Park in 1939 as a ‘shadow’ aero engine manufacturing facility for the Merlin engines that powered the Spitfire and Hurricane fighter planes for the war effort. After the war [in 1947] Rolls Royce took ownership of the Hillington factory manufacturing turbojet engines as well as almost all other aero engines that the company went on to develop. The company moved from Hillington Park to a purpose built facility in 2005. At its peak it employed 25,000 people turning out 400 engines a week.

Through the realisation of these plans Hillington Park will become the next generation of business space in Scotland’s central belt.”

Hillington Park anniversary sparks special memories for couple

Earlier this year we appealed for people to come forward with their stories and memories of Hillington Park as part of the Park’s 75th anniversary.

The Park, which opened in 1938, has been home to thousands of workers in the last seven decades, including Kenny McCallum who came forward to share his story with us.

Kenny began working at the Rolls Royce factory in 1962, as a 16-year-old engineer.

In 1963 while on holiday in Northern Ireland, Kenny met Marilyn and after the pair got talking, he was stunned to discover that Marilyn worked in the same factory. A few years later they were married in Paisley and will soon be celebrating 46 years of marriage.

Kenny said: “Rolls Royce was a huge employer at that time and most of my family worked at the factory at some point in their lives. Everyone would help each other and the company held Christmas parties as well as an annual Gala Day. We were all very proud to be part of Hillington Park especially due to its wartime connections.

“Although Marilyn and I worked in the same factory it employed thousands of people so we didn’t actually know each other until we met on holiday. Hillington Park obviously holds a special place in our hearts even after all these years.”

Marilyn from Paisley added: “It was a great place to work and we always told our sons about our time at Rolls Royce and how we met. Now our three grandchildren want to know all about it.”

Merlin Business Centre proving a hit with small businesses

The addition of 18 open plan offices to its top floor, and informal networking space on all levels, has been a huge hit with new and existing tenants alike.

In the last two months, Merlin Business Centre has welcomed Xerox Property Services Ltd and RCM Worldwide Trading. KSD Support Services and Equip 4 Work have expanded within the Business Centre.

A competition to name Merlin’s two meeting rooms was also carried out with the winner receiving a hamper of delicious Fairtrade chocolate.

The winning entries were ‘Spitfire’ and ‘Griffon’, and the lucky winners were Alastair Crawford (I-Konic) and David Taylor (Johnson Construction) pictured.

“We are delighted with the feedback on the improvements to Merlin Business Centre,” says Alison Clark, MEPC Marketing and Customer Manager. “There is a real community spirit within Merlin and that’s been further enhanced with the new facilities we’ve added. We are thrilled to welcome new businesses to Merlin and we hope that they, like so many of our tenants, find the business centre is the perfect place for them to grow their business.”

The new suites range in size from 205 sq ft to accommodate two to three people, to a larger 786 sq ft which can be used for up to eight people.

The business centre, now home to almost 40 small businesses, is in a sought after location within Hillington Park due to its prominent position and easy access to the M8 motorway.

In recent months Jamie Cumming was appointed by MEPC as Commercial Director of Hillington Park, and responsible for the MEPC team delivering the new plans here over the coming years.

Based on feedback from occupiers and experience across the UK, MEPC is working on plans to invest in projects across Hillington Park.

We asked Jamie about MEPC’s plans and vision for the future of the Park.

You’ve been at Hillington Park for a few months now; what has been the most striking thing you have seen since you arrived?

I would have to say the sheer scale of the Park and the diversity of our occupier community. There is a buzz of activity throughout the working day, companies are busy designing, developing, manufacturing, selling and delivering: it’s a key commercial centre. I have also been very impressed with the knowledge and commitment of our customer team who collectively have over 50 years of experience managing Hillington Park. Their tireless work has been one of the biggest positives I’ve encountered so far.

Everyone who works at Hillington Park knows that it is a big place with lots going on but can you give us an idea of just how big it actually is?

There are 6,500 people employed on the Park in 350 different organisations, representing a range of sectors including food and drink, manufacturing, renewables, technology and construction. We are Scotland’s largest business park at over 400 acres in size with a total of 3m sq ft of lettable floor space, so I can safely say we are big! In fact, if you placed Hillington Park on top of Glasgow City centre it would be the same footprint, so that gives you an idea of our size.

Project Hillington sounds very exciting, what will it mean for those companies already based here?
Our main objective is to create a modern business park environment which companies based here can benefit from, a place where they want to grow their business and where employees enjoy working. Ensuring this environment is in place will not only benefit the businesses already on the Park, but those who are looking to join us. Project Hillington will consider improvements to the services and amenities, upgrade to the landscaping, signage, as well as making continued improvements to the Park’s customer care.

And what about companies who aren’t here yet? What things will appeal to them?

We hope that everything we are implementing through Project Hillington will appeal to businesses that are looking for a new location. We have an impressive range of business accommodation for all types of organisations, and we manage that space with a dedicated site team who are very experienced in what they do. Companies base themselves at Hillington Park because of the range of property options and its location. We are two minutes from the M8, we are serviced by two railway stations and are two miles from Glasgow International Airport, so our location and transport links are clear selling points.

We also strive and, are successful in, building relationships with our occupiers so that we understand their business needs and react as their businesses grow and develop. We have several examples of companies that started out on the Park in one small office and after considerable growth now occupy several suites.

We are also working hard to deliver the next phase of new business space at the Park and we have the land and resource to build bespoke units for almost any type of organisation.

It’s 75 years since Hillington ‘opened for business’ and in that time the Park has become one of the most recognised and successful business locations in Scotland.

What do you think the next 75 years hold for Hillington Park?

Hillington Park has enjoyed a very successful past and has made a major contribution to the economy of not only Renfrewshire and Glasgow, but the whole of Scotland, over the past 75 years. A contribution that we are all very proud of.

Many of the people who work at this Park will have friends and family who worked at companies such as Rolls Royce and Remington and although these companies have moved away, the Park has continued to expand and prosper.

The fundamentals of Hillington Park, such as the transport links, location and density of the skilled workforce, will mean there will always be a demand for business space here. How we do business is changing fast, and we need to ensure we continue to provide the space and services that companies need. Employees also demand more from their working environment than they used to, and we want to make sure we create an attractive Park that people will enjoy coming to every day.


Gordon Leslie is riding high with new deal

A Hillington Park freight, distribution and warehousing company has recently secured customs approval for its warehouse which will save new and existing clients hundreds of thousands of pounds.

Gordon Leslie Group’s warehouse was named an A-list bonded site which means it can attract even more international customers, as clients will only pay duty and VAT on goods they store with Gordon Leslie after the products are removed from the bonded warehouse.

This means the company’s warehouse is effectively a duty-free zone and is now qualified to hold items for up to four years.

After securing this approval, Gordon Leslie Group, which has two sites on the Park, won a contract to store 5000 bikes for manufacturer 2x2.

This contract, in partnership with another business on the Park, is a major coup for the company and could have a significant impact on the business’ future growth.

The warehouse approval comes after last year’s successful submission for the external storage of wind turbines making the Gordon Leslie sit at Hillington Park one of the few outside bonded facilities in the country.

Craig Leslie, Managing Director, Gordon Leslie Group said: “Our bonded warehousing facility is important for us and our future. Our location, so close to the airport and motorways, as well as our fleet of trucks, has helped us to cement our position as a leading company in our industry, and this new development will strengthen this.

“We have also installed new racking which has enabled us to make more use of our space and fully utilise our 200,000 square feet of internal and external state of the art storage which is spread across our two sites, and recently we have also began onsite export crating. We believe that our ability to combine storage, crating and export services places us in a unique position above our competitors, as we offer clients the simplicity of one supplier for all requirements.”

Innovation Centre based company wins major water IT contract

A Hillington Park IT company has won a significant six-figure multi-year contract with the organisation that administers the market for water and wastewater retail services in Scotland.

Bridgeall, based in the Innovation Centre, began work with Central Market Agency Ltd (CMA) earlier this year and now operates and provides testing services for the IT systems that help CMA calculate bills.

The CMA is owned by its members which includes Scottish Water, Business Stream, Thames Water Commercial Services and Anglian Water Business.

Bridgeall, which specialises in technology consulting and software development, developed and built the organisation’s central systems calculation service for the newly competitive Scottish water market five years ago.

The company, which employs 20 people, also works with Heineken, Scottish Power and North Lanarkshire council, which has seen it propel to a leading position in the IT industry in Scotland.

Stephen Beer, Managing Director of Bridgeall said: “We are delighted to have secured this contract. We have developed an excellent working relationship with the CMA over the last five years and our experience of developing, building and testing this IT system means we have a thorough understanding of the complex processes required to work out hundreds of thousands of bills.

Offices To Let Glasgow

As Scotland’s largest business estate, Hillington Park is home to over 300 companies employing around 6,700 people.

From the days when MEPC began managing the Park it was known as Scotland’s first and largest industrial estate and since then MEPC has continued to develop the Park creating a diverse and growing business community. Prompted by a sense that there was light at the end of the tunnel after several years of challenging economic trading conditions, in 2012 MEPC, headed by its Chief Executive Rick de Blaby, embarked on a process of re-planning the short and medium term future of Hillington Park in ways that could harness the aspirations of existing Hillington businesses, the ambitions of Renfrewshire Council and other public sector stakeholders and the wishes of the wider local community.

Developing a vision for Hillington required MEPC to undertake some in-depth research that included infrastructure, communications and the wider customer experience. It also included conversations with a wide sample of the organisations based on the Park to hear first-hand about their experience of Hillington Park and what they would like to see and enjoy in the future.

Based on that feedback, and MEPC’s experience of managing business parks and developing business communities in six other locations in the UK, a detailed plan has begun to take shape. The final plan will set out a vision for Hillington Park over the next five, ten, fifteen and twenty years, and will include areas for development, opportunities to build the business community, better local amenities and changes to improve the arrival experience and movement around the Park.

The companies all benefit from the location – two minutes from the M8, two miles from the airport and with two on-site train stations. Project Hillington, as it is termed by MEPC, includes a new masterplan, signage strategy and commitment from MEPC to put a case forward for significant investment in infrastructure, new commercial buildings and further supporting retail and other service amenities. There is also a new Commercial Director joining the MEPC team in March, Jamie Cumming, who will be tasked with taking this vision forward, working closely with the local council, Glasgow Airport, Braehead Shopping Centre, and other key partners.

MEPC’s Alison Clark and Roz Bird have been working on the new marketing strategy for Hillington Park including a review of all promotional materials, the website, use of social media and how best to support our customers.

“We have been exploring the diversity of business activity at Hillington Park and have been taking the camera inside the buildings to find out more about the people working behind the office, lab or warehouse door, and will be featuring some of these businesses in our new marketing materials,” explains Roz Bird, Head of Business Development for MEPC.

“The marketing strategy is clear: there is a diverse collection of organisations at Hillington Park but what unites them is a keen interest in the growth of their businesses, to maximise success and an appreciation of initiatives on the Park that can add value to them. Get On Your Bike with Hillington Park's Active Travel Week

People working at Hillington Park can keep active and learn how to cycle safely with the Park’s first ever Active Travel week.

Running from Monday, 29th April to Friday, 3rd May, The Better Way to Work team from the Glasgow Bike Station will be based at the Park giving staff an opportunity to learn more about cycling, and the health benefits of using your bike.

The week will consist of a range of services including: Dr Bike, a professional mechanic who will carry out free maintenance checks to keep your bicycle in tip-top condition for a safer, smoother ride; lunchtime group cycling training sessions which will provide a basic introduction to on road cycle commuting, and travel planning surgeries, allowing people to drop in for advice on alternative travel routes to and from work, which may save money and reduce travelling times.

Our Better Way to Work project will offer everyone based at the Park the opportunity to learn how cycling can contribute to a healthier and happier workplace. New Electric Truck for Scotland's Largest Business Park

A new electric truck is being used for facilities maintenance and security services at Hillington Park.

The new battery-powered utility truck will provide improved facilities maintenance and security services around the Park.

Hillington Park, which won a ‘Biodiversity Benchmark’ from the Wildlife Trusts, becoming the first business park in Britain to be recognised for the quality of its environmental management, is home to over 300 companies employing around 6,700 people from sectors including retail, manufacturing, engineering, life sciences, technology and the public sector.

The vehicle, which will further lower Hillington Park’s carbon footprint and save on fuel, is used daily for litter picking and is fitted with a cage body, allowing for easy storage of refuse sacks. Previously, a diesel van had been used for this task.

The cage can be removed, allowing the versatile vehicle to also be used as a conventional flatbed truck.

The two-seater vehicle has a range of up to 60 miles on a single battery charge and is fully road legal. The versatile truck can tow up to 3,000kg and carry payloads of up to 600kg. The batteries can be fully recharged in just 8 hours and running costs are less than 2p per mile.

Scott’s Hillington gym

Hillington Park’s new community gymnasium, which opened for business at the end of September, is run by a martial arts champion who hopes to inspire thousands of estate workers to keep fit.

Scott McLaughlin has been based at the Park since 2007, when he opened his own martial arts school, Kuk Sool Won Glasgow. In those five years, he has had to increase the number of classes he offers and take on additional instructors to meet demand.

So when MEPC, the majority site owner and developer of Hillington Park, conducted a customer survey earlier this year and identified a desire for a gym as part of the Park’s developing amenity, they approached Scott with the idea of launching a new fitness centre for people who work here.

Now the father-of-two from Paisley has moved into bigger premises within the estate, in Earl Haig Road, where he has set up an operation offering a range of exercise classes and traditional personal training facilities, as well as the Korean martial art Kuk Sool Won.


Car Lovers Unite to Raise Money for Children's Cancer Charity

A Hillington Park based company is hoping to raise hundreds of pounds for a children’s charity.

Ecotune specialises in performance and economy upgrades for cars and commercial vehicles and are hosting a Rolling Road day on Saturday, 16th February.

The event, which normally attracts around one hundred visitors, will allow car enthusiasts to run their car on the company’s dyno and receive a print out of the performance.

Ecotune normally charges £60 for this service but are offering car lovers the chance to rate their vehicle’s performance for a donation of just £30.

All money raised on the day will go to children’s cancer CLIC Sargent, the country’s leading cancer charity for children, young people and their families.

Laura Ward, Sales Manager, Ecotune said: “We hope to raise a lot of money for CLIC Sargent and hope people will come out in force to support this wonderful charity. Our rolling road days have proved to be successful in the past and each time we have more and more people come along. We are looking forward to welcoming car enthusiasts along on Saturday and hope that everyone has a good time.”

The rolling road day will run from 9am to 5pm on Saturday at Ecotune, 28 Dalziel Road. The business is putting on snacks and drinks for visitors and spectators will have the chance to experience Ecotune’s excellent facilities including an indoor seating area with LCD screens for results and windows into the dyno area.

Estate’s bonded store for imported wind turbines

One of the first open-air bonded storage facilities in Scotland has been created at the Hillington Park premises of the Gordon Leslie Group. But it’s not for the wines and spirits trade, although the logistics company also caters for that!

The new set-up outside the bonded warehouses off Penilee Road promises to increase the company’s turnover by around £500,000 each year. It will enable imported but as-yet-unsold wind turbine towers, blades and nacelles to be held in secure surroundings, to allow duties to be deferred until the final sale.

Managing director Craig Leslie explained: “We were approached back in March by Northern Power, an American enterprise, who were searching for a company to manage the import, storage and delivery of wind turbines from different parts of the world into the UK.

“After investigating what would be involved, we realised that we would have to apply to HM Revenue and Customs to establish an out-ofdoors bonded storage facility, which is very unusual, but we were successful.

“As a result, we have reached an agreement with Northern Power on a long-term relationship of at least three to five years. And, as well as simply storing these major pieces of engineering, we have also been contracted to manage the whole service, co-ordinating all freight movements, including loading and unloading, transportation and delivery to the final construction sites, wherever they might be in the UK.”

Already the Gordon Leslie bonded yard has more-or-less filled up with a couple of dozen of the huge tubular steel tower sections, each weighing up to 15 tonnes. These have been imported from China, while the generators and nacelles, and the rotating blades, have come in from Italy.

The company has invested in three large new flatback trailer vehicles to cope with onward transportation requirements, and have demolished a big old water tank as part of a plan to extend their secure yard to create space for more imports in the future.

“We’ve jumped through some considerable hoops for Northern Power,” said Craig Leslie. “And they seem happy with what we are doing for them. We have been rewarded with a much bigger and ongoing contract, as long as government policies continue to favour wind generating constructions.

“Most of these units are destined to be constructed on agricultural land around Scotland, where a single wind turbine would power most of the local farming needs, while a second would export to the grid to earn extra money for the farmer.”

The enterprising development at Hillington Park is stirring up quite a bit of interest from the Scottish Government – and in particular from local Renfrewshire North & West MSP Derek Mackay, the minister for local government and planning, who visited the Gordon Leslie Group site earlier this month.

Specialist Business Clinic Heads to Innovation Centre

Businesses wanting expert legal advice on commercial contract queries can make an appointment at a monthly Contract Clinic based in the Innovation Centre.

The service is designed to support companies to explore or clarify commercial contract queries which may include understanding a current contract issue or assess a dispute.

Located at Hillingon Park Innovation Centre, 1 Ainslie Road, the Contract Clinic is collaboration between University of the West of Scotland (UWS) and commercial contract specialists, Create Ts and Cs.

Following on from a previously successful project between the UWS and Law Wise, the University Law Clinic, the same team have come together with the Innovation Centre to deliver the clinic for free of charge to small businesses across Renfrewshire.

Join the party as Hillington Park gets set to celebrate 75 years

MEPC are teaming up with Hillington Park’s social committee to organise a host of events to celebrate the Park’s 75th anniversary this year.

One event which is in the early stages of planning is a Family Spring Fete. This will be held at the Park on Sunday 28th April and the social committee is hoping YOU will get involved.

The committee is looking for people and businesses on the Park to take part and perhaps provide catering, stalls and family activities.

Your staff may have hidden baking or jewellery making talents and want to show them off. Or perhaps you are more interested in sport and want to organise a ‘Beat the Goalie’ competition. However you want to take part, the social committee would love to hear from you.

The Hillington Park Social Committee was set up by MEPC in late 2012 with a view to fostering the community spirit at Hillington Park.

Look out for opportunities to get involved: whether you are sporty or interested in crafts, nature or outings, we will be setting up a number of initiatives during 2013 including extended classes at the Hillington Park gym, a potential sporting challenge involving a range of activities, Yoga classes and beekeeping lessons.
